To help keep this commitment to our current and future residents, we conduct a criminal background investigation and landlord references in addition to credit screening on all prospective residents.

Prospective resident must fill out an application.

  • The application fee is $35 per applicant.
  • We require a minimum credit score of 650 for all duplexes and town homes, 575 credit score for apartments and community owned manufactured homes in our community. (Community owned: Do you mean tenant owned homes? We should specify that when applying for financing, they have their own criteria. We should list the specific criteria for a criminal background check. No evictions or bankruptcies in the last 5 years.
  • For any felony charges, we can say if they are 5 years old or older, then it is fine. Or we can specify exactly what charges are accepted and not. Robbery, murder, breaking and entering—all immediate denials. I will email you a list of the most common ones.
  • Additionally, we require a gross income of 3 times the rental amount.
