Golden Valley Properties is committed to ensuring that our communities are clean, quiet, and safe places to live.
To help keep this commitment to our current and future residents, we conduct a criminal background investigation and landlord references in addition to credit screening on all prospective residents.

Application
Prospective residents must fill out an application.
- The application fee is $35 per applicant. Anyone over the age of 18 must fill out an application. Your application must be approved prior to you moving in or submitting an offer on a home in one of our communities.
- We require a minimum credit score of 650 for all duplexes and townhomes, 575 credit score for apartments and community-owned manufactured homes in our community. For tenant-owned homes, a 600 credit score minimum. No late payments in the last 6 months. No evictions or bankruptcies in the last 5 years.
- For any felony charges, if they are 10 years old or older, we will not consider them. Robbery, murder, breaking and entering—all immediate denials.
- Additionally, we require a gross income of 3 times the rental amount.
- If you do not fill out an application and have not been approved to live in one of our communities and you have moved in, you will be considered trespassing and removed according to state law.

Pets
We do have a pet policy that prohibits specific breeds per our insurance policy; see our pet policy.
